Geula The project is a mixed-use urban complex encompassing residential, commercial, employment, light industrial, and public uses, covering an area of approximately 14.945 dunams. The site is divided into two implementation zones under a land readjustment framework. The first zone includes 465 residential units with a diverse housing mix and a high proportion of small apartments, alongside employment and commercial spaces, and designated areas for public buildings. These functions are organized within a distinctive triangular building form, centered around a large and significant open courtyard. The second zone comprises 90 residential units, employment and commercial areas, and a dedicated plot for public buildings. The project serves as a key urban gateway into the city center, emphasizing the preservation and activation of the inner courtyard through enhanced connectivity from the surrounding streets. The courtyard is envisioned as a vibrant urban space, fostering activity generated by studio spaces, curated cafés, and areas designated for exhibitions and performances. The revitalization of the site is achieved through the introduction of leisure spaces and urban activity hubs that extend and reinforce the existing urban fabric. In addition, the project strengthens Bar Kochva Street as a green, pedestrian-oriented urban street, featuring local retail and forming part of a continuous walkable sequence connecting the northern neighborhoods to the city center.
